Maintenance
Many of us take hot water for granted, up until we run the tap to find that we have none. Hot water systems can last for many years, with regular maintenance and some simple checks carried out you can maximize the life span of your water heater. Our fully qualified plumbers here at Smart State Plumbing Services can take care of all your hot water requirements, domestic or commercial.

Hot water system checks can be carried out by a licensed plumber or you can carry out these plumbing safety checks yourself. If your water heater is a storage tank system, no matter whether it is electric, gas, solar or heat pump, you can visually inspect the hot water tank for water leaks. You should also lift the lever on the hot water and cold water relief valves / drain valve until water drains through the discharge pipe. This hot water system safety check should be carried out every 3 to 6 months. Hot water and cold water relief valves should be replaced at intervals not exceeding five years, in accordance with manufacturer's recommendations. If the valves show signs of water leaks or if you find that the hot water temperature is too hot, then you should call a licensed plumber to carry out a more detailed inspection as there may be another plumbing issue which should only be repaired by a plumber licensed to carry out such works. Plumbers must hold a current Queensland Plumbing license and plumbing contractors should hold a BSA license.

Sacrificial anodes are an important component in a hot water system. Made from Magnesium or Aluminium, these metallic rods are fitted in the hot water tank to prolong the life span of the tank and slow down any corrosion that takes place. These sacrificial anodes should be inspected after the first 5 years then annually as they should be replaced when necessary to protect the tank hence the term 'Sacrificial Anode'.

Typical plumbing problems with hot water systems include, no hot water at all, insufficient hot water, water leaks, water too hot, poor water flow, noises, inefficiency, tempering valve problems, thermostatic mixing valve problems, thermostat issues, pilot light problems, gas flow rate issues, gas leaks etc. Our fully licensed plumbers and gas fitters here at Smart State Plumbing Services will be only too happy to offer advice on options available to repair or replace all makes and models including Rheem, Dux, Saxon, Bosch, Rinnai, Vulcan, Quantum, Everhot, Aquamax etc.

Replacing a standard electric hot water system can range from $1150 upwards! It is much cheaper and more cost effective in the long term to maintain your water heater in accordance with the manufacturer's instructions.

If your water heater decides to split / leak after January 2010, you may be forced to install an energy efficient water heater. These are much more expensive to buy and install.
